FINDING A PROPERTY IN SPAIN

Finding a property in Spain is like finding properties in the UK, there are a number of ways you can go about it. You can:

  • Ask friend or relatives to spread the word to see if there are any flats available.

  • Visit properties you have found through letting agents.

  • Check advertisements in the local newspapers.

  • Check advertisements in shop windows.

  • Look on the internet as there are many sites for renting properties.

Rent in SpainWhen you have found the property that you want to rent then you need to make sure that you understand fully what the contract says (as it will probably be in Spanish) it may be best to get a translator. You also need to be clear about exactly what you are paying for and what the landlord is paying. In most cases the landlord will pay for things such as community fees or real estate tax (IBI) however this is not compulsory and you should be clear as to what you are expected to pay. It is normal for you (the tenant) to pay for all of the water, electric and gas. If there are repairs that need doing then the landlord should fix them or get somebody over to repair them unless however the damage was done by the tenant (you), in that case it is up to you to pay for the repairs. Also when you are going to sign the contract you will sometimes be asked to sign an inventory. This is a list of all the furnishings, fittings etc that are in the house. When you leave it will be expected that all of the items that are listed in the inventory are still in the house in the same condition that they were when you moved in. if this is not the case the landlord will probably deduct the price off your deposit.
